Toitoi Living’s New Accessible Homes Address Critical Housing Gap

By Hannah Williams

A first-of-its-kind development in Papatoetoe is redefining what inclusive housing can look like. Toitoi Living delivers five purpose-built, two-bedroom homes designed for those with physical disabilities or mobility impairments, meeting a growing and often overlooked need in the community.

Each architecturally designed home is proudly Lifemark® 5-Star Accessible+ Certified – New Zealand’s highest standard in Universal Design. This prestigious certification recognises homes that are accessible, adaptable, safe, and future-proofed.

Ramwall Group director Arjun Sami said Toitoi living allowed those with a disability or mobility issues to live with comfort, convenience and confidence.

“The development was inspired by the shortage of independent accessible living options in the market,” Mr Sami said.

“Most residential properties do not adequately cater to individuals with mobility challenges or those seeking future-proof homes.

“Toitoi Living offers a high-quality alternative that enables residents to live comfortably and independently, regardless of age or ability.”

Each home has been carefully designed for safe, independent living, with wider hallways, low-mounted light switches, double bedroom switches, level access with ramps, private decks, and dedicated mobility carparks.

Denise Wong of Ray White Manukau, who is marketing the properties, says the response so far reflects just how deeply needed this type of housing is.

“It’s a niche market, and there’s been a real void of these kinds of properties,” she said.

“Our ageing population, changing demographics, and rising support from agencies like MSD and ACC all point to a growing need for accessible, practical, and well-designed homes like these.”

“What might seem like small details to some, like a light switch you can reach without getting out of bed, can make all the difference to someone with limited mobility.”

Ray White Manukau Director Adam Thomson said Toitoi Living represents a refreshing departure from the standard townhouse formula.

“Toitoi Living isn’t just another townhouse development – it’s a deliberate and thoughtful response to a real need. In a market saturated with cookie-cutter builds that are often inaccessible to many, this development flips the script.

The team behind it has created something with genuine social impact that will resonate with downsizers, elderly buyers, families with care needs, and buyers supported by ACC or MSD. It’s a powerful example of what’s possible when housing is designed with people, not just profit, in mind.”
